The Spanish property market is not melting down, contrary to what you may have read. In fact the market for quality property is holding its ground, so forget that fantasy of bagging a nice villa for a song. But it is also a buyer's market, which means bargains can be achieved, though if you want quality, you have to pay the price
The event that sparked the doom-laden headlines was a fall in the Spanish stock market on 24 May. Jittery investors dumped property company stocks, dragging down the Spanish index and other European stock markets for good measure (London fell 0.77%). The stock market has not recovered its confidence in Spain's housing market, and most of Spain's quoted property companies have lost 25% to 30% of their market capitalization since February.
But whilst the stock market hogs the headlines with bad news, what is actually going on in Spain's housing market?
According to the Spanish government's figures everything is hunky-dory. Average property prices rose by 7.2% over 12 months to the end of March, and a market that was boiling just a few years ago, with prices doubling in 5 years, continues to glide towards a soft landing.
But official figures aren't the whole story, and are best taken with a large pinch of salt. Data from some other sources, and the confessions of costa estate agents, suggest stagnant or falling prices in many coastal areas popular with British buyers. Speculative investors have disappeared to riskier shores, buyers are fewer in number and more cautious, and a galloping construction boom has lead to a glut of certain types of properties in some areas. The big picture is of a struggling market.
But there is also some good news. Though some buyers have lost confidence in Spain, there still appears to be a huge reserve of buyers if the price is right.
To understand what is really going on you have to look at market segments in different regions.

COSTA DEL SOL

Buyer activity on the Western Costa del Sol peaked in 2003 and has been falling ever since. Corruption scandals, money laundering busts, and illegal building problems in Marbella damaged buyer confidence in the whole region, and a deteriorating price-value calculation encouraged potential buyers to look elsewhere. "Property prices are back to where they were 2 to 3 years ago," explains Mark Clifton of the International Property Partners in Marbella.
But after several difficult years there are now some grounds for optimism. Malaga airport is being expanded, and a new rail link under construction along the coast should significantly improve access, and boost visitor numbers. Corruption is being tackled, demand is diversified, and vendors many now realize they have to accept offers. Attractive properties in the right areas and the best developments appear to selling quickly if the price is realistic, and inland there is an acute shortage of the kind of fincas that British buyers with money are after. "Buyers today are savvy people with money, who are well informed and know what they want, not the deranged investors with 100% mortgages who inflated the bubble a few years ago," explains Barbara Wood, of The Property Finders.
It is now a better time than it has been for years to get quality property for a reasonable price that represents good value. But there is also still a glut of rubbish 2-bedroom flats in undesirable locations all along the coast. Steer well clear of these properties, as prices may well fall.
At the eastern end of the Costa del Sol, in Almeria province, they are building to many identikit apartments. Expect trouble in this segment, perhaps with exception of beach front apartments and other desirable locations in limited supply.

MURCIA

Murcia is an ambitious late comer to the property game. There has been an explosion in the region's property supply, with 10 times as many properties now being built than 10 years ago, much of it on golf course developments intended for foreign buyers.
In recent years relatively high prices on the costas to the north and south drove property buyers, especially investors, into the arms of Murcia's developers, with their easy-to-sell off-plan investments. But prices increased too far too fast, and resale prices on many projects have been dribbling down in search of demand for the last couple of years.
"Some developers don't seem to build what British buyers want," comments Gordon of Blue Med Properties. "When prices rise, buyers expect more in return, so there is now a glut of properties on new developments that don't match buyer requirements at the price. That's going to stop prices rising anytime soon."
There are fewer British buyers around than in past years, though the ones that there are seem well informed, looking for value, and serious about buying if they can find it. Overall, the number of transactions are down, and given the amount of new property coming onto the market, expect prices to remain anaemic for some years. The few outstanding developments in the region, such as Hacienda del Alamo, which tick all the right boxes for British buyers, should benefit from buyers who like the region, and don't mind paying for quality.

COSTA BLANCA

The south Costa Blanca, centred on Torrevieja, is a great example of how to turn a lovely coastline into something closely resembling a council estate. Inland, the property market is a minefield of illegal built projects. Big estate agents on this patch happily stuff their financially-challenged clients with outrageous commissions of 20% or more in return for paying for a 200 quid inspection trip (sangria included) If it's not cheap, then it's not good value, and if it is cheap, then it's just cheap. This is a down market area with a bad cement habit, so don't expect prices here to go anywhere, except perhaps down.
The North Costa Blanca, from Alicante up, is a different world, especially the upmarket area around Javea, Denia, and Moraira. The market on the coast is subdued but stable, and many vendors are no longer asking silly prices. "There are fewer transactions then before, but there is still substantial interest in quality properties in good locations that a core of affluent buyers want," explains David Mear of VillaMia in Javea. Even so, there are also pockets of overdevelopment in this area, and prices for the had to sell stuff might need to come down by 10 to 20% to find a buyer.
Inland the market for detached properties with the right characteristics appears in fine fettle. "Detached properties with a bit of land and a pool, within 1 hour of the coast and the airport, and under 300,000 Euros are selling well. COSTA BRAVA

There is a good stock of upmarket properties, the market hasn't been flooded with new apartments, and demand is driven by both European and local buyers from affluent cities like Barcelona. Nevertheless, the market is cooler than it was, with more properties on the market than before. Buyers have more negotiating power as a consequence, and vendors will consider offers. "There are still some silly asking prices around, but the chances that someone will pay them are lower," explains Louisa Grundon of local agents PCI.
Whilst Spanish demand holds up it's difficult to see prices falling, though it is also hard to imagine prices growing as strongly as they have in recent years. There are two factors that could shake up the market. On the one hand, the TGV-fast train will soon connect Girona and Barcelona, which could give demand for property a boost, and further drive up prices. But on the other hand, if the Spanish economy turns down, local demand for second homes could dry up, pushing down prices.

MALLORCA

In the last decade Mallorca has consolidated its position as Spain's top upmarket destination, and the first choice for A-list celebrities. Prices are high, but buyers are affluent, and there is a large stock of high-end properties, so it's all relative. And in a rare display of enlightened thinking for urban planners in Spain, they even banned new development on the island from a couple of years, so there has been some restraint on the supply of new properties. As with the rest of Spain, the market has cooled down, and asking prices are more realistic. "Buyers are better informed, and vendors more disposed to negotiate if they want to sell," explains David Novi, of Novi Properties Mallorca. "The overall number of transactions is down, but transaction prices are stable, foreign demand is steady, and it doesn't look like prices will fall." Mallorca benefits from diversified and affluent European demand, which reduces the risk of investing in property on the island. Menorca is stable, with low levels of new construction. Ibiza is a bit riskier, as there is a lot more property on the market, and its rave image is starting to get a bit tacky. On Formentera, owners can still ask what they want.

WINNERS & LOSERS

Recent headlines have rung the bell on Spain's property boom, but in most areas popular with British buyers the boom ended several years ago. In place of the boom's monoculture now we have a nuanced picture of regional market segments performing in different ways. As with all periods of change, there will be winners and losers.
The real losers are the short term speculators who over-extended to buy off-plan for short-term gain in the final years of the boom. The lucky ones are breaking even, the rest are losing some or all of their deposits. The overhang of distressed investors will soon be gone from the market.
Potential losers include anyone dumb enough to buy an obviously unattractive apartment in an overdeveloped area in the present market, or anyone ill-informed enough to pay a silly asking price.
Loses may be more widespread if Spain goes into a construction-lead recession in the next couple of years. Unfortunately, this is not out of the question, given the extent to which Spain's economy depends upon the housing sector for job creation and economic growth. A recession would hit Spanish demand for holiday homes hard, and prices could fall across the board. But even in this worst case scenario, which is hard to imagine when Spain's economy is growing so strongly, quality property that appeals to foreigners will suffer least, and market will recover in due course.
Winners include anyone who bought an attractive property in a good area 5 years ago or more. These properties should still sell in today's market for a reasonable return.
And potential winners also include anyone prepared to make the effort to find good value in today's market. The market for quality property has not collapsed, nor will it, so forget about getting quality on the cheap. Bargains are not about cheapness, they are about good value, and now that the boom is over, this is the best time in years to find a bargain in Spain. Over the long term, the right property in Spain should deliver reasonable financial returns, to add to a great quality of life.

Computer Power Supply Unit (SMPS)

SMPS - Switch Mode Power Supply - is the technical term for what we generally know as the computer power supply unit. It is basically a box-like device used for the supply of power to your computer unit. So what does it do? In very simple terms, it converts the AC (Alternating Current) power supply from the general electrical sockets available at your home to DC (Direct Current), basically the type of current you get from a battery. The "Switch" term in the SMPS comes from the fact that the computer power supply unit converts AC to DC using switcher technology. We now use the ATX supply power units for the computers as the industry has settled on a standardized case and motherboard (ATX).

Typically, three voltages (12V, 3.3V and 5V) are supplied by the power supply unit.

If you are selecting a computer power supply unit, how do you go about doing that?

1. The first thing of course is to know what power requirements you are looking at. You can check the power requirements of the various devices of your computer and add them up, or you can just ask the vendor for the same. Once you have the total wattage, (that will be the unit of power), you can go for a slightly higher rated SMPS.
Now why you want to do that is because, at a later point of time, if you want to upgrade your computer, like a new DVD RAM drive, you may need a higher power supply.
One more thing to remember is to check the actual wattage against what the label on the power supply unit indicates.

2. It is always a good idea to go for a branded power supply unit. But that might not help if price is an important criteria.
The SMPS supplies power to all the components of the computer, like the motherboard (24/20 pins), hard drives and CD ROMS etc (IDE 4-pin), floppy drives (Floppy 4-pin), etc.
What happens is that, once the computer is powered on, there is a surge of current and as a result, it gets heated up. The fan, in such a condition is crucial, other wise, high temperatures might result. You should have at least one 80mm fan. It is even better if there are two fans instead of one.
(One such problem is the continuous restart of your computer as the temperature rise due to a faulty power supply causes the computer to shut down without giving any error message, and in some cases, not even the BIOS screen.)

If you have a branded SMPS, you can rest assured that there is not much chance of such an event occurring.

3. Number of connectors and the efficiency rating – These two factors are at par with the other factors while considering the computer power supply unit. The efficiency rating, is important as it is directly related to the heat output and subsequent temperature rise. Higher efficiency rating ensures that the SMPS causes a lesser rise in temperature.
The number of connectors is important as it determines how many devices you can use with your computer.

4. Lastly, the noise level – Apart from the CPU fan, the SMPS fan also determines the amount of noise generated – Except from a fine whirring sound, which is basically indistinguishable, you should not have any other sound coming from the SMPS.

How to select a computer motherboard

What is a computer motherboard or a ‘mobo’ anyway? It is the primary circuit board of your computer. It effectively means that it is one of the most important part amongst all the other devices present in your computer. And combined with the CPU (Central processing unit), it is the costliest as well.

So, if you are planning to get a computer assembled and would like to choose each device, how does the motherboard part come into it? That’s because all other parts depend on the motherboard for operation and compatibility with the motherboard is a must for the sound operation of your computer.
Before we get to selecting a motherboard, let’s get to know it a bit. A computer motherboard broadly consists of the following parts:
1. Processor: This is the part where the computer does its calculations. It is generally hidden behind the heat sink and the cooling fan.

1. Which processor are you planning to use with it – Check with your vendor whether the motherboard is compatible with the type of processor you want to use with it.

2. FSB (Front Side Bus) or Bus Speed – Check the FSB of the computer. It is the speed at which your computer communicates with the processor as well as with the PCI and the hard drives, although at a slower pace. If the speed of your hard disk is higher than the bus speed, you run the risk of underutilizing your hard disk.

3. Type of chipset – Check the type of motherboard chipset as the motherboard is basically dependent on it for almost all operations.

4. Memory Support – Which type of memory you need – SDRAM, DDRAM or DDR2. Most of the modern motherboards come with a DDR compatibility as it is cheaper and faster.However, check for the number of slots provided, so that you can upgrade the memory later.

5. Does it have an AGP Slot? (Find the AGP in the picture show at the end.) - This is necessary if you plan to use a video card for enhanced graphics performance.

6. How many PCI slots does it have? More number of PCI slots means more flexibility to add components such as sound cards, Ethernet cards etc. Go for a motherboard which has at least three slots.

7. Does it have an inbuilt sound or graphics card? – That means lesser driver conflicts and hence, better performance at lower cost if you are not the game-crazy type.Remember that choosing the motherboard determines the possibilities of up-gradation later. So keep that in mind.

Intel Core 2 Duo and Extreme Processors

For a company like Intel to stumble and that too, badly, for the two years prior to the launch of the now runaway hit, the Core 2 Duo has been quite an experience (not to be confused with the P4, Core Duo - whereas the P4 Core Duo could complete three instructions per cycle, the Core 2 Duo can complete 4 – and that is without talking about processing power and efficiency). Especially when the underdogs, AMD had almost overtaken it.

But then, all that has changed with the introduction of the Core 2 Duo and the rest. It was when Intel decided to scrap the Netburst micro-architecture that never reached the potential that Intel believed was possible, and focused on the Pentium M architecture designed by their Israeli team that things started brightening up.






The architecture of the chip is simply known as Core, of which the products include Core 2 Duo and Core 2 Extreme. Both run on an 1066 MHz FSB bus and are built using 65nm transistors. Again, both are dual core chips, with the Core 2 Extreme coming with a higher cache and a higher clock speed. (There is also a workstation version of the Core architecture – Woodcrest Xeon.)

These processors are built on a 143 sq mm die and are made up of 291 million transistors, regardless of their L2 cache size. While rivals AMD use 90nm tranistors on their chips, Intel uses the 65nm ones.

Code named ‘Conroe’, Intel’s Core 2 Duo will have a mobile counterpart, named ‘Merom’.
Following are the various versions of the Core 2 Duo that are available.




Testing by PC World and others show that the Core 2 Duo processors are the fastest amongst the range considered for the desktop PCs. (Of course, we haven’t talked about the Quad Core ‘Kentsfield’ series from Intel – consisting of two Conroe chips.)

Apart from that, the Core 2 Duo series boasts of lower power consumption, resulting in lesser heat and higher performance.

Of course, the disadvantage is that you cannot use the processors on your existing motherboards as these processors - though they sit on the same Socket 775 interface as with the earlier Pentium 4 sockets – require different chipsets. Major manufacturers are ready with their motherboards which can use these Intel powerhouses, e.g. Gigabyte, ATI, nVIdia.

While it is difficult to say that whether investing in a Core 2 Duo motherboard makes sense in terms of longevity and it is known that the processor is incompatible with a lot of Pentium-compatible chipsets, it depends on the customer to make the call.

Bought this board to build a small size PC to use while on vacation in my travel trailer or truck.



The good points..



Extremely small



Very low power usage, I used a Mini ITX case that accepted full size 5 1/4 DVD burner and used a 250 gig 3.5 inch HD. System idle power draw was a mere 36W! If low power usage is what you are looking for this is the board to use.



Low power usage also is nice for lack of heat, this thing runs COOL, even the processor heatsink doesn't get very hot. The power supply in the case I purchased actually gave off more heat than the processor.



No processor fan is needed as long as the case has proper ventilation.



Dual core with Hyper Threading is plenty fast for most any thing I threw at it (except for HD video but that is not the fault of the processor or board, see my comments in the CONs part of my review)



XP works great with it and sees the two hyper threaded processors (it shows as 4 processors in the task manager.



Can access 4 gig of RAM (I ony installed 2 gig for my setup)



Has Legacy PS/2 keyboard, mouse, LPT, RS-232 ports.

Since Intel was trying to keep the power usage down they did not use a very robust video card (it is built into the processor/chipset under the heatsink). This leads to the complaint that this board can not play HD video. It is not the fault of the processor and installing a decent video card into the PCI slot most likely will fix this issue. Playing HD video the Task Manager reported only 40% of the processor being used which means it can play the video but only if you have a better video card.



PCI only expansion slot, while PCI is a good type of slot the problem is that it is being phased out. I would have expexted a PCI Express instead.



Only 2 SATA ports and they are not Raid capable, this really should be 4 SATA ports at the least.



LPT, RS-232 ports are on headers on the system board and Inel does not include the connectors to bring it out to the world. If you want these features you will need to wire your own. Inel should have included the connectors with the system board (other manufacturers either include as part of the package or sell them seperate).

Over all, it is a good buy for a small dual core PC, I would consider buying another.

I used this board with FreeNAS as storage for my various photos and audio files. It works great and FreeNAS allows you to spin the disks down when not in use. Overall I can keep a server online with 3TB of space for less than 20watts of standby power. Since I only use it about and hour each day it is a very green way to go. I only wish Intel thought to add a couple of additional SATA ports so this would be capable of supporting a better RAID type of back up. I also experimented with this board as a simple workstation (again low power) and for internet browsing and emai, it's more than enough. It's not a game machine or an HD movie watcher, but dragging down news videos off CNN and non-HD on YouTube it's just great. It has a spot for an onboard WIFI card if you want to go wireless.

This was the second mini-ITX board I've purchased and I must say that it's wonderful. I decided to go the Ubuntu route (USB Boot) and everything worked right out of the box. No setup was required for the audio, video or ethernet pieces. The board is very quiet, but that's probably because it doesn't have a fan built-in. Remember that when purchasing a board like this you have to purchase RAM and a power supply separately. Ah, and don't forget the SATA drive. I would absolutely recommend it for anyone who wants to get something setup and up and running quickly.



I'm mainly using it for simple productivity and internet surfing.

Great little motherboard. I put it in a Apex case with 1tb hd, 4gb ram, and dvd/cdrom drive. I'm running Centos 5.4 64-bit and plan to use it as my server in my home office. It's very low power and totally silent. The only negative I have is that it would not boot from a cd-rom attached to a usb port. I had to buy a SATA cd-rom and boot Centos from that.

Selecting a computer mouse

Selecting a computer mouse is worth a laugh, right? Wrong. For most of you who are not aware of RSI (Repetitive Stress Injury – caused due to repetitive movements involving a specific set of muscles and joints, e.g. – trigger finger, carpal tunnel syndrome etc.), this seemingly small little instrument can cause injuries that are pretty disabling.

Though the fact is that RSI depends more on the posture than on the computer mouse itself, we shall concentrate more on the mouse than on the posture in this article.

Coming back to the topic of selecting a computer mouse, we shall discuss a bit as we go along the criteria for selecting it.

Optical Mouse

Does it fit? - Amongst the various computer mice available, seek the one that best fits your palm. Of course, customization is not possible, but across the various companies and models, the size changes and that might make a difference.

What type do you need? -

a) If you are using the computer for general purposes, it is ok to buy the good old scroll mouse. This is the most common type of computer mouse that has a roller at the bottom and has two buttons and a scroll wheel on the top. It is the cheapest and most widely used.

Disadvantages? – The lint and the debris that get between the roller and the connectors do not let the connectors function properly. Moreover, the accuracy and response of this once mighty computer mouse is not at par with its counterparts today.

b) Suppose you are a graphics designer or a gamer and you do not get a response from your computer mouse that is good enough for you. Enter the optical mouse. It looks the same as a scroll mouse but underneath, there is no roller that slows up the response. Instead, optical mice use a red LED (Light Emitting Diode) that throws red light onto a surface, which bounces off and is captured by a CMOS (Complimentary Metal Oxide Semiconductor) sensor. Now, as you move the mouse, the variations in the image captured by the sensors cause the cursor on your screen to respond accordingly.

Why is it more accurate? – The image response works at close to a hundred times per second. Variations of the optical mice which use laser technology are also available in the market.

c) Want to operate the mouse at a distance? Have a problem with the wires connected to the mouse? That’s when you need a wireless mouse. Most wireless mice that are available in the market are pretty reliable and the best thing about them is the fact that they can be used even when there is no clear line between the PC and the mouse (which is not so in the case of an infrared mice). That is basically because they are radio-based (RF-Radio Frequency) devices and hence do not require any optical or physical connection with the computer.

Issues? – The first of course is the fact that you will need to charge them up for operation. Secondly, the computer will need to have a receiver – an external device, a built in component or a special card that you can place in an expansion slot.
